New BTO walls have a chalky alkalinity that causes standard emulsion to peel within a year if you skip the sealer coat. We never skip it. Every HDB painting job starts with a pH-neutralising sealer, followed by two full coats of your chosen Nippon or Dulux colour. For resale flats, particularly older blocks in Toa Payoh, Queenstown, and Ang Mo Kio, we scrape back any hollow or flaking sections first and apply a skim coat where the plaster needs levelling before paint goes on.
Private condos carry two complications that HDB jobs do not: MCST approval and high-end finishes that cannot be damaged. We handle the management office coordination for security passes and lift padding ourselves; that is not your problem to chase. Our team uses microfibre rollers and airless spray systems on feature walls to produce the kind of smooth, even finish that stands out under the recessed lighting common in condos in River Valley, Bukit Timah, and Marina Bay. Every job, a $900 3-room BTO or a full commercial fit-out ,goes through the same five steps. The steps do not get shortened to save time.
We check for dampness, hollow patches, mould, and existing paint condition. We bring paint chip fans and discuss your colour direction based on your lighting and furniture.
Furniture moved to the centre and wrapped. Floors covered with canvas drop cloths. Sockets, switches, trim, and ceiling lines masked with fine-line tape. No roller touches a wall until this is done.
Loose paint scraped back, cracks filled with Gyproc or flexible filler, surfaces sanded smooth. Sealer coat applied to new plaster or chalky BTO walls. Mould-resistant primer used where any biological growth was present.

A standard 4-room flat with two colours and a white ceiling takes one to two days with a two-person team. An empty BTO can often be finished in a single day. Yes, and skipping it is the single most common reason BTO paint jobs peel within a year. New HDB plaster is highly alkaline, and the surface is porous. Standard emulsion applied directly onto it will chalk and flake. A proper sealer neutralises the pH, seals the surface, and gives the topcoat something to bond to. It adds to the cost upfront and saves you a repaint within two years.
Not with the low-VOC options we use. Traditional oil-based paints produce strong fumes that linger for days. The Nippon Odour-Less and Dulux Ambiance ranges we use as standard are water-based with VOC levels below 5g/L. The paint odour clears within a few hours of the team leaving with windows open. Most residents are comfortable sleeping in the flat the same night.
Painting over mould without treating it is a purely cosmetic fix that lasts a few months before the mould bleeds back through. We always treat existing mould with a biocidal solution, allow it to cure fully, then apply a mould-inhibiting primer before any topcoat. If the mould is being caused by an active water leak or condensation problem, we recommend fixing that first — otherwise any paint job will fail regardless of quality.
A feature wall is a single wall treated differently from the rest, a contrasting colour, a textured finish, or a limewash or stone-effect coating. It typically adds $150 to $400 to a residential painting job, depending on the size of the wall and the finish selected. We discuss this during the site visit and include it as a separate line item in the quote so you can decide.
Yes. We cover our workmanship with a warranty on all painting projects. If peeling, bubbling, or visible application defects appear within the warranty period due to our application process, we return and rectify it at no cost. The warranty does not cover damage caused by water leaks, physical impact, or condensation from air-conditioning units — which are building or appliance issues, not painting issues.
We can get very close using the paint brand’s colour-matching service if you know the original colour code. If you do not know the code, we can pull a paint chip from an inconspicuous section of the wall and cross-reference it at the paint counter. It will not be a perfect invisible match in every lighting condition, but it is typically very close. For feature walls or bold colours, we always recommend keeping a small amount of the original mixed paint for touch-ups.
