At SG Handyman Engineering, we provide reliable painting services in Singapore for HDB, BTO, condos, offices, and landed properties, handling everything from prep to final coat for a smooth, long-lasting finish. Whether it’s full house painting, repainting, or touch-ups, we deliver clean, precise work without the mess or rush.

We handle four distinct property types, each with its own surface conditions, access requirements, and finish expectations. Here is a breakdown of what we do and what makes each category different in practice.
New BTO walls often have a chalky, alkaline surface that causes standard emulsion paint to peel within a year if not sealed properly. At SG Handyman Engineering, we never skip the sealer coat. Each HDB painting job begins with a pH-neutralising sealer, followed by two full coats of your selected Nippon or Dulux colour. For resale flats, especially older blocks in Toa Payoh, Queenstown, and Ang Mo Kio, we first address any hollow or peeling sections, then apply a skim coat to level the plaster before painting.
Painting a private condo comes with unique challenges, such as needing MCST approval and avoiding damage to high-end finishes. We handle everything from management office coordination for security passes to lift padding, so you don't have to worry. Our team uses microfibre rollers and airless spray systems for smooth, even finishes, especially on feature walls that shine under recessed lighting, common in condos in River Valley, Bukit Timah, and Marina Bay. Parquet and marble floors are protected with heavy-duty canvas drop cloths, not just newspaper.
We understand that a CBD office or retail unit can’t afford downtime for painting. That’s why we offer weeknight and weekend scheduling, ensuring minimal disruption to your operations. Our painters use professional lighting to inspect for imperfections like missed spots or roller marks that often show up under commercial lighting. For restaurants, retail outlets, and F&B spaces, we apply moisture-resistant, washable coatings that stand up to grease, steam, and daily cleaning. We also provide reinstatement painting for commercial lease handovers.
Painting the exterior of a two or three-storey landed property requires more than just ladders. We use aluminium scaffolding or boom lifts for safe and effective coverage at every height, including soffits and parapet walls. For exteriors, we apply anti-carbonation, weather-resistant coatings that protect against Singapore's intense UV rays and mould growth from heavy rainfall. Interior painting often involves high stairwell voids and double-volume living rooms, and our team is fully equipped to handle these challenges with precision.
Singapore averages over 2,400mm of rain a year and UV index levels that routinely hit 12+. A standard exterior emulsion without a weatherproof primer will chalk, crack, and mould within 18 months in these conditions. Every exterior job we do uses a dedicated weather-barrier primer before the topcoat — this is the single most important step for longevity.
From dull, stained walls to fresh, vibrant spaces. Real projects, real results, real homes in Singapore.

Professional paint jobs show their worth over time. Two coats, proper surface prep, and precision masking prevent peeling, patchiness, and costly repaints.
We use low-VOC paints certified under Singapore's Green Label scheme. Low VOC means the fumes that cause headaches, eye irritation, and respiratory sensitivity are reduced to trace levels. You can sleep in the room the same night.
Painting over mould without treating it first guarantees it returns within months. We apply a biocidal wash, allow it to cure, then prime with a mould-resistant base. This is the correct sequence — not just a cosmetic fix.
One coat of any emulsion, even premium brands, will show variation in sheen and coverage under direct light. Two full coats are our baseline on every job. For dark-to-light colour changes, we add a third coat at no surprise charge.
Before we pack up and call it done, we will walk you through the entire space under good lighting. Any holidays, sags, or texture inconsistencies get addressed on the spot, not on a follow-up visit.

We do not have a commercial arrangement with any paint brand that forces us to recommend products that are not right for your job. We use Nippon Paint and Dulux as our primary brands because their Singapore-formulated products are designed for local humidity levels, not re-labelled products made for temperate climates.
Momento, Odour-Less, and Weatherbond ranges used for interior and exterior residential painting, designed for Singapore’s humidity.
Ambiance, WeatherShield, and Kitchen & Bathroom specialist paints for long-lasting and durable finishes.
Jotun Jotashield and Sennelier options available for high-end decorative walls on request.
All interior paints supplied carry Singapore Green Label certification for healthier indoor air quality.
Water-based formulas used wherever possible for faster drying, easier cleanup, and reduced environmental impact.

Peeling paint, cracks, or damp spots are signs of deeper issues. Painting over them may look fine at first, but it won’t last. Proper surface preparation is key, fix the root problem, then paint it right for a smooth, long-lasting finish.
Every job, a $900 3-room BTO or a full commercial fit-out ,goes through the same five steps. The steps do not get shortened to save time.
We check for dampness, hollow patches, mould, and existing paint condition. We bring paint chip fans and discuss your colour direction based on your lighting and furniture.
Furniture moved to the centre and wrapped. Floors covered with canvas drop cloths. Sockets, switches, trim, and ceiling lines masked with fine-line tape. No roller touches a wall until this is done.
Loose paint scraped back, cracks filled with Gyproc or flexible filler, surfaces sanded smooth. Sealer coat applied to new plaster or chalky BTO walls. Mould-resistant primer used where any biological growth was present.
Two full coats minimum of your chosen colour and finish, applied with microfibre rollers on large flat areas and quality brushes on trim and reveals. Spray application used for ceilings and feature walls on request.
Full room inspection with the homeowner under good lighting. Touch-ups done on the spot. Protective materials removed and workspace left clean. Paint batch details provided so touch-up purchases are colour-accurate.
Most painting jobs happen alongside or just after other renovation and maintenance work. We handle all of these in-house so you deal with one team, not multiple contractors.
Power point installation, ceiling fan fitting, and lighting installation are best done before painting begins — we can coordinate both.
Water damage and ceiling staining from leaks need to be repaired before any repainting, we fix the source first.
Built-in wardrobes, feature wall panels, and carpentry trim work should be completed before the final paint coat.
For minor wall repairs, hook installations, and partition work that needs doing alongside your paint job.
Our painters are stationed island-wide. We know HDB wall conditions, condo painting regulations, and the best techniques for every district.

A standard 4-room flat with two colours and a white ceiling takes one to two days with a two-person team. An empty BTO can often be finished in a single day. A resale flat with heavy furniture or significant wall preparation work may need two full days. We give you a realistic timeline after the site visit, not an optimistic number to win the quote.
Yes, and skipping it is the single most common reason BTO paint jobs peel within a year. New HDB plaster is highly alkaline, and the surface is porous. Standard emulsion applied directly onto it will chalk and flake. A proper sealer neutralises the pH, seals the surface, and gives the topcoat something to bond to. It adds to the cost upfront and saves you a repaint within two years.
Not with the low-VOC options we use. Traditional oil-based paints produce strong fumes that linger for days. The Nippon Odour-Less and Dulux Ambiance ranges we use as standard are water-based with VOC levels below 5g/L. The paint odour clears within a few hours of the team leaving with windows open. Most residents are comfortable sleeping in the flat the same night.
Painting over mould without treating it is a purely cosmetic fix that lasts a few months before the mould bleeds back through. We always treat existing mould with a biocidal solution, allow it to cure fully, then apply a mould-inhibiting primer before any topcoat. If the mould is being caused by an active water leak or condensation problem, we recommend fixing that first — otherwise any paint job will fail regardless of quality.
A feature wall is a single wall treated differently from the rest, a contrasting colour, a textured finish, or a limewash or stone-effect coating. It typically adds $150 to $400 to a residential painting job, depending on the size of the wall and the finish selected. We discuss this during the site visit and include it as a separate line item in the quote so you can decide.
Yes. We cover our workmanship with a warranty on all painting projects. If peeling, bubbling, or visible application defects appear within the warranty period due to our application process, we return and rectify it at no cost. The warranty does not cover damage caused by water leaks, physical impact, or condensation from air-conditioning units — which are building or appliance issues, not painting issues.
We can get very close using the paint brand’s colour-matching service if you know the original colour code. If you do not know the code, we can pull a paint chip from an inconspicuous section of the wall and cross-reference it at the paint counter. It will not be a perfect invisible match in every lighting condition, but it is typically very close. For feature walls or bold colours, we always recommend keeping a small amount of the original mixed paint for touch-ups.
