Hacking any wall, changing the main door, replacing floor finishes, and all bathroom waterproofing work require HDB approval before starting. Renovation hours are 9:00 AM to 6:00 PM on weekdays and Saturdays only — no work on Sundays or Public Holidays. We submit all permit applications on your behalf and keep you updated on approval status.

A mid-range 4-room BTO renovation typically runs between $30,000 and $50,000. This covers carpentry, tiling, painting, basic electrical additions, and plumbing for the kitchen and bathrooms. Going above $50,000 usually means premium material selections — solid timber flooring, stone countertops, or high-end cabinetry. We provide an itemised breakdown after a free site visit so you can see exactly where the cost sits.

Permits take five to ten working days to process. We submit the application on your behalf and schedule demolition only after approval is confirmed in writing.
A standard 4-room HDB renovation takes 8 to 10 weeks from the day permits are approved. The permit application itself takes one to two weeks before that. Condo renovations with MCST approval add another one to two weeks at the front end. We give you a realistic timeline in the quote — not an optimistic number to win the job.
If you already have a clear idea of what you want, materials, colours, and layout, hiring a contractor directly saves you the design fee, which typically runs 10 to 20 percent of the total project cost. Interior designers add value when you need help with space planning decisions or a cohesive design direction across the whole flat. We offer a free space planning consultation as part of our site visit for clients who want a second opinion before committing.
For a full house renovation, moving out is strongly recommended. Dust, noise, and the need to move furniture between rooms at different stages make it genuinely difficult to live in. For isolated projects, a single bathroom renovation or a kitchen-only job, we can section off the work area and leave the rest of the flat functional.
It covers defects in our workmanship — tiles cracking from incorrect adhesive application, cabinet hinges failing from poor installation, grout crumbling from inadequate curing, paint peeling from incorrect surface preparation. It does not cover damage from water leaks originating from the flat above, physical impact, or wear from misuse. We give you the warranty terms in writing at handover.
